Regular water heater maintenance keeps it running efficiently and extends its lifespan. Here are some essential tips to maintain your water heater:
1. Check the Temperature Setting
Set the thermostat to around 120°F (49°C). This reduces the risk of scalding, improves energy efficiency, and slows down mineral buildup inside the tank.
2. Drain and Flush the Tank Annually
Sediment buildup can lower efficiency and damage the tank. To flush the tank:
Turn off the power (electric) or set the gas to “pilot” (gas heater).
Connect a hose to the drain valve and run it to a bucket or drain.
Open the drain valve and allow the tank to empty. For a thorough flush, briefly turn on the water to stir up remaining sediment.
Close the valve, remove the hose, and let the tank refill. Don’t turn the power back on until the tank is full.
3. Inspect the Anode Rod Every 2-3 Years
The anode rod protects the tank from rust by attracting corrosive particles.
If the rod is less than ½ inch thick or coated in calcium, replace it to prevent tank corrosion.
4. Test the Pressure Relief Valve Annually
This valve releases excess pressure from the tank, preventing it from bursting.
Place a bucket under the discharge pipe, lift the valve lever slightly, then release it. Water should flow and stop quickly. If it doesn’t, replace the valve.
5. Insulate the Tank and Pipes
Insulating reduces heat loss, helping to maintain water temperature and save on energy bills. Use a water heater insulation blanket and pipe insulation sleeves. Avoid covering the thermostat and top/bottom areas of gas heaters.
6. Check for Leaks
Inspect the area around the tank for any signs of water pooling, corrosion, or rust. Address any leaks immediately to avoid water damage or further corrosion.
7. Examine the Heater’s Vent (for Gas Heaters)
Ensure the vent pipe is free from blockages or corrosion and is properly aligned to ensure safe exhaust flow.
8. Clean the Exterior
Keep the area around the heater clean and free of dust, especially the intake vents on gas heaters.
9. Schedule Professional Maintenance
Every few years, consider hiring a professional to inspect and maintain your water heater, especially for tasks like flushing the tank and checking the gas connections.
Staying on top of these maintenance steps can save on energy costs, increase safety, and help avoid the need for early replacement.
